Yes, we light two story homes in Mokena, and yes they cost more than a ranch. Expect roughly $1,100 to $2,200 for a two story front roofline with peaks, compared to $700 to $1,100 for a comparable single story. The difference is not a height surcharge. It is equipment, access time, and a crew of two instead of one.
Fastest way to get a real number: text a photo of your front elevation to (815) 650-0397 or attach one on the contact form. A single straight on photo plus satellite imagery is usually enough to price a two story accurately without anyone visiting.
Why The Second Story Changes The Price
Four things, and they compound.
- More linear feet than you think. A two story is rarely just a taller version of the same roofline. Peaks, gables over the entry, dormers and second story eaves add footage that does not show up when people eyeball their house from the driveway. A 140 foot single story elevation often becomes 190 feet on a two story of the same footprint.
- Ladder repositioning. On a ranch a tech works a long stretch from one ladder set. At second story height the safe working arc shrinks, so the same run takes many more moves. That is where the hours go.
- Two person crews. We do not put one tech alone at second story height. Somebody foots the ladder and passes material. That is a policy, not an upsell.
- Roof access on steeper pitches. Some Mokena two stories cannot be lit from a ladder at all and need proper roof access with fall protection. That is slower and it costs more.
What Mokena Two Story Homes Actually Look Like
Mokena's housing splits pretty cleanly. The older north end around Arbury Hills and Grasmere leans toward split levels and ranches from the sixties and seventies. The south and west sides, developments like Fox Ridge, Blackthorne Ridge, Foxborough Estates, Whisper Creek and Prairie Ridge, are dominated by nineties through 2010s two story homes.
Those newer homes share a few features that matter for lighting.
- Cathedral gable over the entry. Beautiful, and the single most requested feature to light. Also the reason a quote comes in higher than the homeowner expected.
- Three car garages set forward of the main house. This creates a stepped elevation with two or three separate roof planes at different heights, which reads as one roofline to the eye and as three runs to a crew.
- Dormers. Common on the custom builds. Each one is a small run with its own access problem.
- Long front elevations. Custom homes in Hunt Club Woods and Chartwell Downs regularly run 200 feet or more across the front alone.
Two Story Pricing Ranges In Mokena
| Setup | Typical range | What it covers |
|---|---|---|
| Main roofline only, no peaks | $1,100 to $1,500 | Second story eaves and garage line, C9 |
| Roofline plus entry gable | $1,400 to $1,900 | The most requested two story package |
| Roofline, gable, and dormers | $1,800 to $2,400 | Full architectural outline |
| Full display with trees and shrubs | $2,400 to $3,500 | Everything above plus wrapped landscaping |
Roofline is still priced by the foot, $7 to $9 for C9 which is what most two story homes here choose. The component pricing is the same as any other job and is broken out fully in our Mokena cost guide.
What We Light And What We Skip
We would rather tell you before we quote than argue about it in December.
What we light on a two story
- The primary front roofline and second story eaves.
- The garage roof line, including stepped planes.
- Entry gables and peaks reachable safely.
- Dormers, when access allows.
- Second story window trim, if the design calls for it.
- Trees, shrubs and wreaths at ground level as always.
What we will decline
- Roof planes we cannot access safely with proper fall protection.
- Any roof work in icing conditions, regardless of the schedule.
- Third story or tower features on the taller custom builds, unless we can stage properly. We will tell you at the quote, not on install day.
Why A Photo Gets You A Better Number
Satellite imagery gives us your footprint and roofline length accurately. What it does not show is height, pitch, or how many separate roof planes you have. One straight on photo from the street fills that gap completely.
Text a photo to (815) 650-0397 or attach it on the contact form and you will get a written quote the same day, no site visit and no appointment. If the elevation is complicated, a second photo from an angle helps.
Two Story Homes And The Booking Calendar
One scheduling note specific to your house. Two story installs take longer, so they eat bigger blocks on the calendar and those blocks disappear earlier. If you have a two story in Mokena, treat late September as your real deadline rather than mid October. Full calendar detail is in our Mokena booking guide.

Frequently Asked Questions
Two story homes in Mokena typically run $1,100 to $2,200 for the front roofline and peaks, compared to $700 to $1,100 for a comparable single story. Roofline is priced at $7 to $9 per linear foot for C9 bulbs. Full displays that add wrapped trees and shrubs generally land between $2,400 and $3,500.
Sometimes. Many Mokena two story rooflines can be lit entirely from ladders with a two person crew. Steeper pitches and certain dormer configurations require proper roof access with fall protection. We assess this at the quote stage and tell you before install day, never after.
Yes. Second story window trim, entry gables and peaks are all standard options on a two story install in Mokena. The cathedral gable over the front entry is the single most requested feature on newer Mokena homes and it is also the piece that most often pushes a quote above what homeowners expected.
It carries more risk, which is exactly why we send a two person crew and never put a technician alone at second story height. Falls are the largest category of holiday decorating injuries nationally, with ladders the biggest single contributor. Our crews are fully insured and a certificate of insurance is available on request.
Text a photo of your front elevation to (815) 650-0397 or attach one to the contact form along with your address. Satellite imagery gives us roofline length and footprint, and the photo shows height, pitch and how many separate roof planes you have. You get a written quote the same day with no site visit.
Case by case. Some of the larger custom homes in Mokena have tower features or pitches that require additional staging. We will tell you at the quote whether we can light a given feature safely rather than discovering it on install day. Anything we decline is stated up front and priced out of the job.
