Window Cleaning Frankfort IL: Streak Free Results For Two Story Homes

Frankfort has a lot of tall glass. Two story foyers, transom windows over the front door, gable windows tucked up under a peak, and long walls of rear windows facing a yard that slopes away from the house. All of it looks great from the street until the glass goes hazy, and then it is the first thing people notice.

The problem is reach. Most homeowners can clean the first floor with a bucket and a squeegee and get a decent result. The second and third story is where the ladder comes out, the gutters get dented, and the job stops being worth doing yourself. Why Frankfort Glass Is A Different Job

We clean windows all over Kankakee and Will County, and Frankfort homes stand out for a few reasons. How The Water Fed Pole Method Works

A water fed pole is a carbon fiber pole with a soft bristle brush on the end and a water line running up the inside of it. The pole reaches three to four stories from the ground. The part that matters is not the pole though. It is the water.

Tap water in our area carries dissolved minerals. Spray it on glass, let it dry in the sun, and the water leaves and the minerals stay behind as spots. That is why rinsing a window with a garden hose makes it look worse. Before our water ever touches your house, it runs through a filtration system that strips those minerals out. What comes out of the brush is purified water measuring at or near zero on a total dissolved solids meter.

Purified water is aggressive. It wants to pick up dissolved material, so it pulls dirt and film off the glass instead of leaving anything behind. The process on site looks like this:

• We flood the glass and scrub the frame edges and glass with the brush, which lifts pollen, road film, bug debris, cobwebs, and general grime.
• We rinse from the top of the pane down with pure water only, no soap left on the surface.
• We let the glass air dry. Because there is nothing dissolved in the rinse water, it evaporates clean and leaves no spots or streaks.

No squeegee touches an upper floor window, and no ladder leans against your gutters. That last part is worth more than most homeowners realize. Aluminum gutters dent easily, and a ladder set on a soft spot in the lawn next to a foundation is how window cleaning turns into an injury. Working from the ground removes that risk from your property entirely, which is also why our crew can clean a whole second story elevation faster than one person can safely set and reset a ladder six times.

Where The Pole Stops And The Squeegee Starts

Nobody should sell you one tool for every window. A water fed pole is the right answer for exterior glass above the first floor. It is the wrong answer for a few situations, and here is where we switch:

• Interior glass. Pure water and a hose do not belong inside your house. Inside work is mop, squeegee, and detail towel by hand.
• First floor detail work. On reachable windows a squeegee gives a slightly sharper edge and lets us wipe sills and frames as we go.
• Construction debris. Mortar splatter, paint overspray, and stucco dust need a scraper and controlled technique, not a brush.
• Bonded mineral staining. A pole rinses. It does not dissolve calcium that has already bonded to the glass.

Hard Water Spots: Why Your Windows Still Look Dirty After A Wash

If you have a cloudy white haze on the bottom third of your lower windows and it does not move no matter how hard you scrub, that is mineral staining. Hard water contains calcium and magnesium. When a droplet dries on glass in the sun, the water evaporates and the minerals stay. Repeat that a few hundred times over a couple of irrigation seasons and the deposit bonds to the surface and starts working into the microscopic pores in the glass.

In Frankfort the usual sources are sprinkler heads aimed at the house, splash back off a concrete walk or patio during heavy rain, and runoff from a clogged gutter or a leaking downspout seam running across a window below. We see it constantly on basement level and first floor glass, and on any pane sitting under a gutter joint.

Removing it is a restoration job, not a cleaning job. We treat the glass with a mineral dissolving compound, work it in with a pad, then neutralize and rinse. Light and moderate staining comes off and the glass goes back to clear. Severe staining that has etched into the surface is a different story. Etching is physical damage to the glass, and no product fills it back in. We will tell you straight if a pane is past the point where treatment helps, because the honest answer saves you money on a service that will not deliver what you are hoping for.

Exterior Only Or Inside And Out?

This is the question that changes your price the most, and most homeowners are not sure which one they are asking for when they call. Here is the difference in plain terms.

• You do not need to be home. We need access around the house and any gates unlocked.
• Nothing gets moved, no shoes come inside, no pets to manage.
• It is the lower price of the two, and it fixes what people see from the street.

Inside And Out

• Everything above, plus the interior face of the glass by hand.
• Screens pulled, rinsed, and reinstalled. Sills wiped. Tracks vacuumed and cleaned out.
• Someone needs to be home, and blinds and furniture need to be clear of the windows.
• This is the one that changes how the room feels, not just how the house looks.

A pattern that works well for most Frankfort homes: exterior only in the spring once pollen season winds down, then inside and out in the fall before the holidays. Interior glass gets dirty far slower than exterior glass, so paying for inside work twice a year is usually money you do not need to spend. Order Of Operations If You Are Booking More Than Windows

House wash first, windows second. Always. Soft washing siding sends rinse water and detergent residue running down the glass, and if the windows were cleaned first you paid for a result that lasted an hour.
