Filthy Concrete Walkways and Algae Covered Siding Restored in One Visit
A Kankakee homeowner had walkways so dark you could not tell the concrete was gray, plus green algae running down the gutters, soffits, and siding of the house and shed. Here is exactly how we cleaned all of it in a single visit.

The Problem: Years of Buildup on Every Surface
This Kankakee homeowner called us about the walkways. They were embarrassed by them. Years of dirt, algae, and organic growth had settled into the concrete until the surface read as a dull gray-green instead of the clean light gray it started as. The buildup was worst along the edges and in the shaded stretch near the house, which is where moisture sits longest in an Illinois summer.
When we walked the property for the estimate, the concrete was only part of the story. The north side of the home had green algae growth on the siding. The gutter faces carried the black streaking that comes from oxidized runoff. The soffits had a film of mildew, and the backyard shed was in worse shape than the house.
Cleaning the walkways alone would have made the rest of the property look worse by comparison. So we quoted the full job: concrete walkways, a soft wash on the house and shed, and gutter brightening to pull the streaks off the fascia.
Watch the Process
Here is a short clip from the job showing the pretreatment, the dwell, and the surface cleaner passes on the walkway. The before and after speaks for itself.

Our Process: Pretreat, Dwell, Surface Clean
Most homeowners think power washing concrete means pointing a wand at it and pulling the trigger. That method leaves stripes, etches the surface, and only removes what sits on top. The organic growth in the pores stays, which is why a DIY driveway looks dirty again by the next season.
We work the surface chemically first and mechanically second.
Step 1: Pretreatment
We applied our concrete pretreatment across the full walkway surface and let it saturate. The solution kills the algae, mold, and mildew at the root rather than knocking it loose. This is the step that separates a clean that lasts from a clean that fades.
Step 2: Dwell Time
The solution sat on the concrete and did the work. Rushing this step is the most common mistake we see. Give the chemical time and the pressure stage becomes easy. Skip it and you end up compensating with pressure, which is how homeowners carve wand marks into their own walkways.
Step 3: Surface Cleaner Pass
We ran our surface cleaner across the walkways in overlapping passes. The rotating bar delivers consistent pressure across the entire width at once, which is what produces an even finish with no zebra striping. This is the tool that makes the difference between a professional result and a rental unit result.
Step 4: Edge and Joint Detail
The surface cleaner cannot reach expansion joints, edges against the grass, or the tight spots near the foundation. We detailed those by hand with the wand so the clean carried edge to edge with no dirty border framing the walkway.
Step 5: Soft Wash on the House and Shed
With the concrete finished, we moved to the structures. We wet down the landscaping, applied our soft wash solution to the siding, soffits, and gutter faces, let it dwell, and rinsed at low pressure. The algae released without us ever putting damaging pressure on the vinyl. The shed got the same treatment. We finished with a gutter brightening pass to lift the oxidation streaks off the fascia.

The Result
The walkways came back to their original light gray. Even tone across the full run, no striping, no dirty edges, and the expansion joints looked as clean as the slab. The homeowner had lived with those walkways so long they had forgotten what color the concrete actually was.
The house and shed matched. Siding bright, soffits clear, gutter faces free of streaking. From the street the whole property read as maintained instead of tired. That is the effect you get when the concrete and the structure are cleaned in the same visit rather than one at a time.

The questions Kankakee homeowners ask us most before booking.
Most residential power washing jobs in Kankakee run between $150 and $400 depending on square footage and what is being cleaned. A standard driveway typically lands in the $150 to $225 range. A full house soft wash starts around $250 and goes up with size. Bundling concrete and house washing into one visit costs less than booking them separately. We give free on-site estimates so you know the price before we start.
Those stripes are wand marks. A pressure wand concentrates force into a narrow line, so any overlap or gap in your passes shows up as a visible band. We use a surface cleaner with a rotating bar that spreads even pressure across the full width at once. Combined with a pretreatment that kills growth chemically before we ever apply pressure, that is what produces an even finish across the whole slab.
No, and no reputable company should. High pressure on vinyl siding forces water behind the panels and causes moisture damage inside your walls. It can also crack panels and strip paint. For siding, brick, and stucco we use a soft wash: low pressure plus professional cleaning solution that kills algae and mildew at the root. Safer for the home and the results last longer than pressure alone.
Most concrete in Kankakee County benefits from a cleaning every one to two years. Shaded walkways, north-facing surfaces, and anything under tree cover build up organic growth faster and may need annual attention. Illinois winters add road salt residue to the mix, so a spring cleaning after the salt season is a good habit.
Yes. We use biodegradable, eco-friendly solutions designed to be safe around plants when properly diluted and rinsed. Before applying anything we wet down all surrounding vegetation, and we rinse the area thoroughly when we finish. We have cleaned hundreds of properties across Kankakee County and Will County without plant or lawn issues.
A combined project with concrete walkways plus a house and shed soft wash typically runs three to five hours depending on square footage and how heavy the buildup is. Concrete alone on a standard walkway and driveway is usually under two hours. We complete every job in a single visit. No returning the next day.
No. As long as we have access to the areas being cleaned and an outdoor water spigot, you can be at work. Before we arrive, close windows and doors and move patio furniture and potted plants clear of the work area. We handle everything else and follow up with photos when the job is complete.
